Homeowner Manuals are all about getting the right maintenance information into the hands of new homebuyers. New building codes (CALGreen) require that the Manual provide technical, operational, and educational resources so owners and occupants can make well informed decisions. It also needs to provide information to the Owners on green features, equipment operation, warranties and special inspection reports, along with water and energy conservation ideas. Additionally, the Manual needs to provide residence-related information such as transportation options, recycle opportunities, and energy incentive programs. This will also help the owners and occupants make environmentally conscientious decisions. All of our Manuals are State of California CALGreen-compliant. CALGreen is the name given to the new Title 24 Standards effective January 1, 2011. The new code requires that certain local information and certain maintenance information be included in the Homeowner Manual, and that the “manual be placed in the building before final inspection.” Section 4.410 of the code lists these requirements. Click “Here” to view the new code. Our Manuals are also fully compliant with current USGBC LEED and Build it Green requirements, so whatever your location and whatever your Green Building goal, we can provide the Manuals you need. Our custom Manuals are built specific to each community, a requirement of the new CALGreen code. We use your logos and branding to maintain a consistent appearance in the eyes of new Owners and prospective homebuyers. Our user-friendly format means the information is easily understood by your new homeowners, which should translate to reduced confusion over warranty issues versus maintenance issues. ProTec Building Services was started in 1996 to provide maintenance programs, Maintenance Manuals and General Contracting services to Homeowners Associations. Our experience as General Contractors and custom home builders started with other organizations in 1977, and members of our current team created the first Homeowners Association Maintenance Manuals in 1991, and we helped craft SB 800 in 2002. When we incorporate a specification or recommendation, it comes from hands-on experience in the industry and the knowledge gained from actual home construction. We carry E&O Insurance, $1,000,000 in Worker's Compensation Insurance and $2,000,000 in General Liability Insurance. |
