
Homeowners Association (HOA) Operation & Maintenance Manuals provide maintenance information and maintenance schedules for all common area assets. Digital pictures of the assets are included so that the Property Manager and/or Board of Directors can more easily understand what, when and how often common areas need to be maintained. Each Manual is built specific to your project, so the information provided is accurate and climate-specific to your area. ProTec Building Services was started in 1996 to provide maintenance programs, Maintenance Manuals and General Contracting services to Homeowners Associations. Our experience as General Contractors and custom home builders started with other organizations in 1977, and members of our current team created the first Homeowners Association Maintenance Manuals in 1991. When we incorporate a specification or recommendation, it comes from hands-on experience in the industry and the knowledge gained from actual home construction. We customize each Manual to each community and to each Builder’s needs. Our Manuals will reduce confusion when discussing whether an issue is warranty-related or maintenance-related. We’ve written over 1,300 manuals for over 360 developers in 18 states. We helped craft the State of California Senate Bill 800 (SB 800) in 2002. As of December 2010, our Manuals are compliant with all of the requirements of Title 24, Part 11, Section 4.410 (CALGreen) going into effect January 1, 2011, and they satisfy all current USGBC LEED and Build it Green requirements, and California Green Building Standards. Our Manuals provide the ultimate affirmative defense against mistaken or incorrect repair or maintenance claims, and they are user friendly, built so that Property Managers, Board Members and Homeowners can understand the maintenance requirements. We carry E&O Insurance, $1,000,000 in Worker's Compensation Insurance and $2,000,000 in General Liability Insurance. |
